 FREQUENTLY ASKED QUESTIONS ABOUT REAL ESTATE IN FIJI AND ABOUT KORO:

Q:     Can foreigners own land in Fiji?  Are there any costs other than the purchase price?

A:     About 8% of all land in Fiji is freehold and can be owned outright by foreigners.  Land titles are guaranteed secure freehold titles under the Torens Title System (similar to the system used in Australia and New Zealand).  All titles are currently available with some lots providing direct sea access.  In each case there is an elevated home site offering panoramic views of sea and mountains.  Stamp duty of 2% of the purchase price is payable on the sale and purchase agreement on transfer.

 OnOOnce I have property, how long can I stay in Fiji?  Do I need a visa?  How about a residency permit?

A:     Visitors to Fiji are allowed to stay in Fiji for up to six months in any one year on a visitor’s permit. Any person who is able to show that he/she has an assured income of a satisfactory amount from outside Fiji will qualify for a residents permit of up to three years initially.

Q:     How about food and supplies?  Where do I eat?

A:     Lot owners and guests may enjoy the facilities of Dere Bay Resort and Koro Beach Resort which offer restaurants.  Most owners currently order supplies through the Tulani Management office or take the ferry to Suva which goes twice weekly for supplies.  There are a few stores in the villages that supply basics such as bread, beer and gasoline.  Owners usually stay at Tulani Estates during their visits and while their homes are being built.

 

Q:     What if I get sick?  Is there a hospital on Koro?

A:     Koro has a small medical facility.  For anything outside of basic medical coverage, residents use the facilities in Suva City on the main island.  Koro has an airport for emergencies.  Seaplane services can be chartered and can pick you up right at the resort pier.

 

Q:     How do we build a house?  Building materials?  Labor?  Are there any restrictions on building?

A:     You may build your own home at any time.  Any assistance will be provided with building plans, approval through local authority and arranging of building contractors.  We ask that you only cut down trees that are directly on your home site to maintain the beauty of the environment and avoid erosion.  Kit homes and materials are usually shipped by ferry, and local building companies from Suva can provide you with plans, materials and labor.  Homes range in price from $20,000.00 for a 2-bedroom house to $150,000.00 or more for large custom-designed homes. There are homes with up to 5,000+ sq. ft. in the subdivision.  We have an architect on site that will provide you with a quote if you are interested.

 

Q:     I am interested.  What do I do next?  I want to buy but I don’t have time to go to Fiji right away.

A:     We generally meet with interested parties and provide you with more info, especially in regards to individual lots.  If you want a specific lot, you can make your down payment right away, or you can go to Koro to look at the property later.  Your down payment guarantees that the lot will not be sold.

 

Q:     I am interested. What do I do next?  I want to buy but I am not sure which lot I want and want to look at the property first.

A:     We arrange the trip with you.  Our local travel agent can help you with flights, or you can set them up yourself.  Let us know what your plans are and we will make sure that a boat or plane is ready to take you to Koro once you get to Fiji.

 

Q:     Once I am on Koro Island, what happens then?

A:      Upon arrival, you will be picked up by our manager on Koro and you will stay at Tulani Estates. We will take care of your accommodation and food.  Our manager will take you around to look at the lots you picked or show you the ones that you are interested in.  Plan some time to relax and play as well -- there is a lot to do.  Accommodations at Tulani range from $30.00 to $50.00 per night.  Food is $15.00 per day per person.

 

Q:     How about the locals?  Who else lives on Koro?

A:     If you have ever been to Fiji, you will know the genuine friendliness of the Fijian people.  There are several villages on Koro, and the locals live mainly from agriculture, some work in the resort or in the construction trade.  Everyone speaks English, which is taught in the school system.  We consider ourselves guests on Koro, and take every precaution not to interfere with their culture but rather to learn from their gentle ways.
